Resident Screening Criteria
Thank you for considering Greenleaf Meadows as your new home! We welcome all persons to apply but present our screening criteria to allow applicants to make an informed decision as to whether they believe they can qualify for residency. All occupants over the age of 18 must apply and meet the criteria.
Applicants must show proof of total household income that is equal to or greater than:
One-bedroom Apartment: $46,320 per year (standard); $50,400 (upgrade)
Two-bedroom Townhouse: $64,560 per year (standard); $68,880 (upgrade)
If there are more than 2 lease signers, each must show income equal or greater than 60% of the total responsible rent.
In addition to employment, lawful sources of income may include child support, alimony, foster care subsidies, social security, or any form of federal, state, or local public or housing assistance.
We use a third-party service, PetScreening, to ensure all applicants understand how to adhere to the property's pet and animal policies, even if you do not have a pet or animal. All applicants must complete a Pet, No Pet, or Animal Profile as part of the application process.

All applicants must pass a criminal background check. All felony convictions are considered on a case by case basis.
A conviction for felony drug distribution and/or manufacturing will result in an automatic denial.
A written reference will be requested from your current landlord via email or fax. We do not obtain or consider any landlord-tenant court or proceeding actions or information.
