Resident Screening Criteria

Thank you for considering Greenleaf Meadows as your new home!  We welcome all persons to apply but present our screening criteria to allow applicants to make an informed decision as to whether they believe they can qualify for residency. All occupants over the age of 18 must apply and meet the criteria.

Income Requirement

Applicants must show proof of total household income that is equal to or greater than:

  • One-bedroom Apartment: $49,560 per year

  • Two-bedroom Townhouse: $68,880 per year

 

If there are more than 2 lease signers, each must show income equal or greater than 60% of the total responsible rent.

In addition to employment, lawful sources of income may include child support, alimony, foster care subsidies, social security, or any form of federal, state, or local public or housing assistance.

Pet/Animal Screening

We use a third-party service, PetScreening, to ensure all applicants understand how to adhere to the property's pet and animal policies, even if you do not have a pet or animal. All applicants must complete a Pet, No Pet, or Animal Profile as part of the application process.

Rental/Mortgage History

A written reference will be requested from your current landlord via email or fax. We do not obtain or consider any landlord-tenant court or proceeding actions or information.

Credit Score & Payment History

  • Applicants must demonstrate a favorable overall credit history, showing consistent payment patterns and responsible use of credit.

  • Additional screening factors will also be reviewed, including rental history, employment stability, and overall financial responsibility.

 

We review each application based on the following factors:

​

  • Credit history – overall favorable credit profile, reflecting consistent payments and responsible use of credit.

  • Background check – criminal history is reviewed in compliance with fair housing laws.

  • Rental history – positive references from previous landlords and a record of timely rent payments.

  • Employment and income – stable employment and household income that meets the required threshold.
